New Home Construction

Building a home requires hundreds of connected decisions. Lunko Construction helps North Alabama clients organize the site, plan, selections, construction phases and communication around how they intend to live in the finished house.

Early planning establishes the foundation for the project. Lot conditions, access, utilities, drainage, zoning and the selected plan all influence feasibility and cost. A floor plan must work on the actual site and satisfy applicable requirements; an attractive online concept is not automatically construction-ready.

We review household priorities such as bedroom separation, kitchen workflow, storage, outdoor access, future flexibility and utility space. The goal is a coherent plan rather than square footage for its own sake. Structural and engineering information, energy details and jurisdictional submittals are coordinated as required for the specific build.

Construction proceeds through site work, foundation, framing, dry-in, rough mechanical systems, insulation, drywall, cabinets, surfaces, trim, flooring and fixtures. Inspections and utility milestones occur according to location and scope. Weather, long-lead selections and changes can affect sequence, so schedules are managed as living project tools rather than guarantees detached from field conditions.

Exterior choices are considered for weather exposure, maintenance and the architecture of the home. Inside, cabinets, counters, tile, flooring, lighting, plumbing fixtures, hardware and paint are selected on a decision calendar. Timely choices help avoid redesign or rushed substitutions after rough-ins and orders are underway.

Regular communication gives homeowners visibility into completed phases, upcoming decisions and issues requiring input. At closeout, the project is reviewed against the contracted scope and remaining items are documented. We avoid unsupported promises about universal pricing or timelines because every lot, plan, jurisdiction and selection package is different.

Can you build from a plan I already have?

We can review available plans, but they must be suitable for the site and contain the professional information required by the jurisdiction and project.

When should I choose finishes?

Key exterior, window, cabinet, appliance and rough-in-dependent choices should happen early. A selection schedule sets practical deadlines.

How long does a new home take?

Duration depends on design readiness, site work, approvals, weather, material lead times, changes and complexity. A project schedule is developed after those factors are better known.
