A whole-home remodel is a connected set of decisions, not a collection of unrelated rooms. Lunko Construction develops and manages the scope so layout, systems, materials, trades and finish details move toward one homeowner-centered result.
We start by separating needs from preferences. Safety concerns, active leaks, deteriorated material and essential system work are considered alongside layout, storage and style goals. The plan can then prioritize what must happen now, what works best while walls are open and what can remain for a future phase.
Older North Alabama homes may have previous alterations, uneven surfaces or systems that are difficult to understand until demolition. A preconstruction review reduces surprises but cannot expose every concealed condition. Our change process documents what is found, presents reasonable options and explains cost or schedule implications before added work moves forward.
Scope may include selective demolition, framing or layout changes, kitchen and bathroom renovations, plumbing and electrical coordination, insulation or drywall, doors, trim, flooring, paint and exterior-related work. Structural and regulated work is evaluated for applicable design, permit and inspection needs. We do not use a stock scope where the actual home requires project-specific decisions.
Project management is embedded in the service. We establish sequence, decision deadlines and communication points; coordinate trades and material arrivals; track progress; and organize walkthrough items. Homeowners have a clearer path for questions than they would when independently scheduling each phase.
Design continuity also matters. Repeating selected flooring, trim profiles, paint relationships, hardware families or cabinet details can make the home feel cohesive without making every room identical. We help focus the budget on durable assemblies and the places where improved function will be noticed every day.

Should we move out during a whole-home remodel?
Often that is the safest and least disruptive choice when utilities, kitchens, bathrooms or circulation will be unavailable. We discuss occupancy honestly for the planned phases.
Can the remodel be phased?
Yes, when dependencies permit. We plan phases to avoid undoing finished work and explain where one phase relies on another.
How are project changes handled?
Concealed conditions or homeowner-requested revisions are documented with scope, cost and schedule effects for approval before changed work proceeds.
Does project management cost extra?
Coordination is built into our remodeling approach and reflected in the project proposal; it is not presented as a separate homeowner service card.
